The redevelopment of brownfield sites is an area of ever growing importance given the reducing supply of suitable greenfield sites. A high percentage of these brownfield sites typically have some form of contamination in the form of contaminated soils, waste and/or contaminated water associated with it them that requires careful consideration typically as part of the planning process or alternatively as part of site redevelopment works. 

EPA and Government guidance recognises land contamination as a material planning consideration and that the development phase is the most cost-effective time to deal with the problem and it is the developer’s and/or land owner’s responsibility to ensure that the development is safe and suitable for its intended use.

  • Phase 1: Desk Studies, Data Collation and Site Surveys

  • Phase 2: Intrusive Site Investigations including trial pitting, borehole drilling, monitoring well installations, water and soil sampling and monitoring and ground gas and vapour monitoring. A detailed investigation report is produced including a Generic Quantitative Risk Assessment (GQRA) and remedial strategy dealing with unacceptable risk identified. 

  • Phase 3: Detailed Remediation Plans or Strategies are development that may include further risk assessment including a Detailed Quantitative Risk Assessment (DQRA)
